At the center of Mount Vernon's historic 1st Street corridor stands a 1920 masonry commercial building — 9,000 square feet of brick and old-growth Douglas fir that has anchored the downtown block for a century. Sysoma is bringing it back.

Our approach is adaptive reuse in its truest form: retain what gives the building its character and rebuild what it needs to stand for another two hundred years. The original brick façade stays. Behind it, we're constructing an entirely new, independent steel-and-timber structure — a modern, seismically resilient frame that lets the historic shell and its reclaimed Douglas fir remain on full display. What was a vacant storefront becomes a durable, code-current building without erasing the history that makes it worth saving.

The finished project is a mixed-use anchor for the district. Four boutique short-term rental suites occupy the upper floor, operated directly by Sysoma. The ground floor brings the street to life with a restaurant and a gallery and creative space — daytime foot traffic, evening energy, and a reason to linger on South 1st Street.

Located within a federally designated Opportunity Zone, 307 South 1st Street reflects how Sysoma approaches development: long-term ownership, real stewardship of place, and buildings designed to earn their keep for the community as much as their owners.
